1. Agreement to terms

These Terms & Conditions ("Terms") govern your access to and use of the website located at this domain (the "Site"), operated by Blueprint Land Investors, LLC ("Blueprint," "we," "us," or "our"). Blueprint is a land buyer. We evaluate vacant land submitted to us through this Site or through direct outreach, and where interested, we may extend a cash purchase offer directly to the property owner. We are not a real estate brokerage, and nothing on this Site should be interpreted as an offer to act as your agent, broker, or fiduciary.

3. No obligation created by submissions

Submitting property information through our form, receiving a phone call, text, letter, or verbal offer from us, or otherwise communicating with Blueprint does not create any obligation for you to sell your property, and does not create any binding contract. A sale is only binding once all parties have signed a written Purchase and Sale Agreement for the specific property, in accordance with its terms.

4. Offers are estimates until contract

Any cash offer, price range, or valuation communicated to you — whether through this Site, by phone, text, email, or mail — is preliminary and subject to change based on title review, property condition, survey results, or other due diligence, unless and until reflected in a signed, written Purchase and Sale Agreement.

5. Use of the Site

You agree to use the Site only for lawful purposes and to provide accurate, truthful information when submitting a form. You agree not to misrepresent your ownership or authority over any property submitted, and not to use the Site to submit information about a property you do not own or are not authorized to sell.

6. Third-party title and closing services

Closings are conducted by independent, licensed title companies that are not owned or operated by Blueprint. We are not responsible for the acts, omissions, fees, or timelines of any third-party title company, escrow agent, notary, or other service provider involved in a transaction, though we work to select reputable partners.

7. No professional advice

Nothing on this Site constitutes legal, tax, financial, or real estate advice. We encourage you to consult with an attorney, accountant, or other qualified professional before signing any agreement to sell your property.

8. Disclaimers & limitation of liability

The Site and its content are provided "as is" without warranties of any kind, express or implied. To the fullest extent permitted by law, Blueprint Land Investors, LLC disclaims all liability for any indirect, incidental, or consequential damages arising from your use of the Site or reliance on any information contained in it.

9. Governing law
