It's a Purchase and Sale Agreement
Most letters we send include a pre-filled Purchase and Sale Agreement (PSA) — a standard real estate contract with our proposed cash offer already written in for your specific parcel.
A PSA lays out the price we're offering, the property being purchased, and the basic terms of the sale, including that closing will happen through a licensed title company. It is a real, legally binding contract once both parties sign it — so take your time reviewing it, and feel free to have a trusted advisor or attorney look it over before you decide.

If you'd like to move forward, the fastest path is to sign the agreement and send it back using one of the methods below.

The path to closing
We open a file with a title company
Once we receive your signed agreement, we send it to an independent, licensed title company, who opens an official closing file for the transaction.
Title search & document prep
The title company runs a title search on the property, resolves any liens or back taxes owed, and prepares the closing documents and deed.
You sign closing documents
The title company will contact you directly to sign final closing paperwork — either in person, by mail, or through a mobile notary, depending on the office.
You get paid
Once the deed is recorded, the title company disburses your funds by check or wire — not us directly — so your payment is handled by a neutral third party.
